There are several ways to market the pre-foreclosure data we offer. The most effective way to get the highest response from this list is to develop a strong letter or flyer that is mailed directly to the homeowner that will catch their attention right when they open it. Postcards aren’t as effective as a letter or flyer because once the homeowner checks their mail they will see what you have to offer on that postcard within 30 seconds of going through the mail. The way I see it is most people that receive and review a postcard right away usually toss them or at least I do. Telemarketing this data is extremely tough because we get the home phone number that the homeowner provided the lender when they purchased the house and if these homeowner quit paying their mortgage than most likely they are behind in other debt auto and credit card so instead of being bombarded by creditors they quit paying their phone bill.
Advantage of our Pre-foreclosure Data vs. NOD & NOT lists
We get these lists directly from the credit bureaus. This list is updated weekly with any new reported information from the lender to the credit bureau on the homeowner whether its change of mailing address, phone number or any loan information. The NOD & NOT lists are usually all the original loan information that the title company recorded the time the homeowner purchased the house. So this information isn’t as near as accurate or updated. Also our lists can target homeowners that are 30, 60 & 90 days late so you can market to them much earlier than the NOD & NOT lists are released to try to be the first one to contact them and get their business.

When trying to generate new cliental one of the most important factors is targeting the right homeowners you need to get the listings you want. With our list there are several filters you can use to target the homeowners you want like loan amount, loan type, eliminating HELOCS (home equity lines of credit) and if the homeowner is present. It’s not just delinquent homeowners you want, but to target the right homeowners to make your product or services most profitable and time consuming because we all know time really is money. This will make it a smoother transaction for you and the homeowner and might generate a referral from the homeowner.

Surprisingly the number of real estate agents that are aware of our pre-foreclosure data is growing but still small enough where you can market this list and get a good response and new cliental out of it. There isn’t any other data available to contact homeowners about listing or buying their properties besides the NOD & NOT list and by the time that list is released the homeowner gets so bombarded with calls and mail that they don’t look at any mail with solicitation and usually just toss them all because they’re sick of getting mail. Obviously just like any other lead or data that is fresh and not sold or marketed by several companies you have a higher chance of getting that homeowner as a client. We have the ability to take any names you purchase and suppress (which means eliminate) them from any other competitors search if it’s the same area for at least 30 days. We can’t guarantee that our competitors won’t sell to yours but since not too many agents and investors know about this list you shouldn’t have to worry about that.
